Execute a move-out

Leasing

12 min Requires LEA-01 Certification tier 2

1  ·  Why this matters

A move-out closes the lease, prorates final rent, settles the deposit, and posts any damage charges. Every one of those hits the ledger. Getting the order wrong is the most common source of owner statement disputes.

3  ·  Watch it done

4  ·  What usually goes wrong

- Deposit gets refunded before damage charges post, so the balance nets wrong.
- Lease end date is set to the notice date rather than the actual vacate date.
- Unit isn't marked available, so it never reaches listing syndication.

5  ·  Check yourself

A tenant vacates on the 18th with a $1,200 deposit. You assess $340 in damages and rent is $1,500/month. What posts, and in what order?
