Syndicating to Zillow

Learn how to effectively syndicate your real estate listings to Zillow to reach a wider audience and maximize exposure for your properties.

Overview

Revela offers a direct integration with Zillow, enabling property managers to advertise rental properties and units seamlessly. Through the Revela Marketing section, managers can handle all listings in one place, which are then distributed to platforms like Zillow, Trulia, RentFinder, and more.

To create your Zillow listings, navigate to the Marketing section (left menu). Once this loads, select the appropriate listing you would like to publish to Zillow by clicking on the listing. Enter the information into the qualifying fields on the page.


Creating a Listing

  • The first step is to create a new listing or update the existing listing associated with the property/unit:

    • Listing Name: This the advertised title for your listing. Property managers will usually use a marketing title to capture the prospect's attention.

      • Example Listing Name: Beautiful 2 bedroom, 1 bathroom in the heart of downtown!

    • Listing Agent: This is the employee that will be responsible for placing a tenant in the unit and will handle associated communications.

    • Price: The advertised monthly rent amount.

    • Bathrooms/Bedrooms/Square Feet: This information is automatically updated based on the floor plan associated with the unit in Revela.

    • Description: This describes the unit and allows the property manager to add any granular details regarding the available unit. We recommend being as detailed as possible to help encourage prospects to apply. 

      • Note: If you wish to publish to Zillow, you cannot include URLs in the description!

    • Schedule Tour Link: An optional field to allow prospects to schedule a tour with your leasing agents.

    • Virtual Tour Link: Allow prospects to view a virtual tour of the unit by adding a video link to the listing. 

    • Amenities: Use the checkboxes to include any amenities for the unit. If you have additional amenities, use the free response box to add additional amenities and separate these with commas.

    • Photos: Don't forget to upload your photos for the associated unit! You can re-order these after publishing the listing.

 

 


Publishing To Zillow

Now that a listing has been created, check the Add to Zillow Feed checkbox to publish the listing to Zillow. Zillow requires additional fields that must be completed outside of the regular listing requirements. The requirements will only need to be created once and can be updated on an as needed basis.

 
  • If you already have a Zillow address created for this property/unit, select this from the drop down menu and enter the Application Fee and Security Deposit amounts.
  • Then select Update Listing/Publish which will post the listing within 24 hours to Zillow.
    • Any prospects and leads from Zillow will automatically create a Guest Card in Revela.
    • You can review the details and contact the prospect by navigating to Operations (left menu)  > Leasing (top toolbar) and review the prospect in the Leads section.
  • If you have NOT created a Zillow address for this property/unit, select the grey, + Create, button to create the Zillow listing and enter the additional Zillow requirements.

 

    • Zillow Property Address: Enter the property address or naming of the multifamily unit. You can choose to show the address on the listing or hide so the exact address is not displayed.

    • Zillow Rental Manager Property ID: Revela will automatically assign this when the listing is published to Zillow. No information is needed for this.

    • Zillow Property Type: If this is a multifamily property, select Divided as the property type. If this is a single family property, select House as the property type.

    • Listing Agent: Select the appropriate listing agent that will appear on Zillow. The listing agent is any property manager with the Listing Agent employee type assigned.

    • Zillow's Additional Requirements - Zillow requires the property manager to provide as much detail as possible when it comes to accepting listings. You will need to select one the options for the below options. If the property does not allow pets or the application is not applicable, select the grey space in the drop down menu. 

      • Cooling System

      • Heating Fuel

      • Heating System

      • Allow Pets

      • Parking Type

      • Laundry

IMPORTANT: In order to ensure the highest level of success to publishing on Zillow, Zillow requires these fields to be completed. Zillow has the ability to turn off the integration for your properties if there is not enough information completed.

  • Once this information is added, select Create Zillow Address.
  • Enter the Application Fee and Security Deposit amounts on the listing page.
  • Select Update Listing/Publish which will post the listing within 24 hours to Zillow.
    • Any prospects and leads from Zillow will automatically create a Guest Card in Revela.
    • You can review the details and contact the prospect by navigating to Operations (left menu)  > Leasing (top toolbar) and review the prospect in the Leads section.

There will be a green checkbox showing the listing is included in the Zillow Feed on the main Marketing > Listings page. This column is a filterable column where you can see all listings included in the Zillow feed. 

You can always remove a listing from the Zillow feed by editing the listing and unchecking the Add to Zillow Feed checkbox.
