How to Review Background Screening Results and Make a Leasing Decision

Overview

Purpose: This guide explains how to access and review completed background screening results in Revela and finalize a leasing decision.

Target Audience: Leasing agents, property managers, and admins.


Step-by-Step

Step 1: Access the Background Screening Results

  • Navigate to Operations (left menu) > Leasing (top toolbar) 

  • Click on the application labeled Requires Adjudication

  • Click the blue box at the top of the application page to open the results

Step 2: Review Screening Results

  • View the at-a-glance results, which summarize key screening data based on your company’s rental criteria

  • Click the View Report button (highlighted in green) to:

    • View the full background report.

    • View the Closing Docs income verification report (if enabled)

  • Note: Income verification is an optional feature. If you would like to enable it, contact support at support@revela.co.

Step 3: Make a Leasing Decision

  • After reviewing the reports, select either:

    • Approve: The application is approved, and the leasing process continues

    • Deny: The applicant is denied and will receive a denial notification along with their background screening report

Step 4: Next Steps Based on Decision

  • If Approved:

    • You can create a lease for the applicant directly from the application page

    • Click Actions (dropdown) > Create Lease to proceed

  • If Denied:

    • The applicant will receive a denial notification along with a copy of their background screening report

  • Ensure all required background screening results are reviewed before making a final decision

  • Keep documentation of the decision-making process for compliance purposes


Common Issues & Troubleshooting

Issue 1: The Requires Adjudication status is missing

  • Solution: Ensure the background check has been completed and refresh the page

Issue 2: The View Results buttons do not appear

  • Solution: Verify that the background screening report and income verification report (if applicable) have been processed
